English to Spanish Law/Patents Law: Contract(s) Prenuptial Agreement
Marital property; community property; quasi-community property. Este párrafo dice: es la intención de cada una de las partes al celebrar el presente contrato determinar cuál será (aquí se me complica tarducirlo) separate property (que es la propiedad de c/u de las partes) y cuál propiedad matrimonial?? y las que siguen. Different countries may have different conventions In Spain, "bienes" alone can mean anything -- realty or personalty. The idea that "bienes" cannot refer to real estate is mistaken. In fact, we have the term "bienes inmuebles" = real estate (and also "bienes muebles" = personalty, chattels, ....)

"Marital property" y "Community property" son lo mismo; los bienes conyugales adquiridos durante el matrimonio que pertenecen a los dos cónyuges.

Traducciones:
Marital property - Bienes conyugales (son los bienes del matrimonio)
Community property - Bienes gananciales (son bienes adquiridos durante el matrimonio, son de los dos)
Quasi-community property - Bienes cuasigananciales (no existe un término específico en español porque no tenemos esta figura jurídica que pertenece a Estados Unidos. Se trata de bienes que se consideran gananciales o no en función de los distintos estados federados)
Separate property - Bienes privativos (de uno solo de los cónyuges)

"Marital Property and Community Property States

The states having community property are Louisiana, Arizona, California, Texas, Washington, Idaho, Nevada, New Mexico, and Wisconsin. Community property states follow the rule that all assets acquired during the marriage are considered "community property."

****Marital property in community property states**** are owned by both spouses equally (50/50). This marital property includes earnings, all property bought with those earnings, and all debts accrued during the marriage. Community property begins at the marriage and ends when the couple physically separates with the intention of not continuing the marriage. So, any earnings or debts originating after this time will be separate property.

Any assets acquired before the marriage are considered separate property, and are owned only by that original owner. A spouse can, however, transfer the title of any of their separate property to the other spouse (gift) or to the community property (making a spouse an account holder on bank account). Spouses can also comingle their separate property with community property, for example, by adding funds from before the marriage to the community property funds.

Spouses may not transfer, alter, or eliminate any whole piece of community property without the other spouse's permission, but can manage their own half . However, the whole piece includes the other spouse's one half interest. In other words, that spouse cannot be alienated the one half that belongs to them.

Separate property includes:

Property owned by just one spouse before the marriage
Property given to just one spouse before or during the marriage
Property inherited by just one spouse
Community property includes:

Money either spouse earned during the marriage
Things bought with money either spouse earned during the marriage
Separate property that has become so mixed with community property that it can't be identified"

bienes propios

Bienes propios son de cada uno de los cónyuges. Los bienes gananciales son los que ingresaron a la sociedad conyugal durante el matrimonio. Por lo general los pre-nuptial agreements se hacen para que los bienes propios no entren en la bolsa de bienes a repartir en caso de una futura separación de los cónyuges. Espero que te sirva la aclaración aunque no estoy muy segura de cual era tu duda. Ojala yo lo haya comprendido correctamente
