This is the very large payment that is due at the end of some loans. A balloon payment means that the borrower's monthly payments are used to pay the interest on the loan and that little of the payment is used to pay back the amount that was borrowed. Unless you know how you will make this payment, these loans can be risky.

- Ипотечен заем тип "балон".<br />Този вид заем има две разновидности. При първата погасителните вноски са само лихвите, а на падежа се изплаща цялата главница по заема плюс последната дължима лихва. Това е т.н. чисто лихвен заем:<br /><br />Обикновено срокът на такива ипотечни заеми е от 3 до 5 години, а лихвеният процент може да е плаващ или фиксиран.<br />При втората разновидност на "балонен" заем главницата се изплаща частично до падежа, а на падежа се изплаща непогасения остатък по нея.
