French term

bail superficiaire

French to English Law/Patents Real Estate
I'm working on an audit report concerning the development of a wind farm. The turbines will be installed on plots of land in various municipalities and I have got to the part on leases, which includes a section entitled 'Caducité' that reads as follows: 'Le mécanisme de caducité prévu est conforme au régime légal de la caducité, qui de toute façon a vocation à s’appliquer aussi aux **baux superficiaires**. Il ne porte pas atteinte à leur qualification. Is it something to do with a lease of an 'area' of land rather than of a developed property?
Thanks in advance if you're able to help with me this.

long building lease

Equates IMO with Erbbaurecht in DEU.

Beware of legally 'superficial' answers and non-conveyancer comments.
Example sentence:

IATE: property leasing [SOCIAL QUESTIONS, construction and town planning] COM fr droit de superficie COM en building lease COM

UK building leasing in Britain, a legal arrangement in which a person or company rents land in order to build houses, shops, offices, etc.

Peer comment(s):

neutral AllegroTrans : "Kind of" correct but I would not describe wind turbines as buildings; also others need to beware of pompous comments, which are really not needed; "non-conveyancers" are quite capable of being skilled legal translators and your remark is out of order
